Wall Street's Hottest Investment Idea: Your House | AOL Real Estate

Your house might be a better investment than you think. At least Wall Street seems to think so.

For a while now the conventional wisdom on real estate has been that while home prices might not fall much more, they aren't likely to go up anytime soon either. The best personal finance advice, then, when it came to buying a house, was to buy as little as possible.

Apparently, though, on Wall Street that common wisdom about home prices is not held by all, or even many. In the past six months or so, a number of investment firms, hedge funds, private equity partnerships and real estate investors have turned into voracious buyers of single-family homes. And not just any homes, but foreclosures. Investment banks, who also want in on the action, are lining up financing options to keep the purchases going.

Take for instance private equity mega-firm Blackstone Group. About a year ago, when The New York Observer profiled the firm's head of real estate, Jonathan Gray, there was no mention of single-family homes or even that the firm was looking to profit from a rebound in the residential real estate market.

Last week, Gray said that Blackstone now owns 2,000 single-family homes. At $300 million, that might be small compared to Blackstone's overall real estate portfolio of about $50 billion. But it's one of the biggest piles of homes ever intentionally put together by an institutional investor, and it's likely not the largest portfolio out there these days. (Banks and Fannie and Freddie are sitting on many more foreclosed homes, but that's a different story.)

Buying up single-family homes as an investment is nothing new. It's what landlords do all the time. But landlords have always tended to be mom-and-pop outfits often not owning more than a few dozen units confined to one area. Large Real Estate Investment Trusts and private equity funds generally focused on apartment buildings and commercial real estate, like malls and office buildings. That appears to be changing.

Kenneth Rosen, a professor at the University of California, Berkeley, who has a consulting firm that advises real estate investors, says that he knows of two dozen investment funds in the process of buying up single-family homes, a number of which are hoping to own as much as 10,000 homes around the country. He predicts that there could be as many as a dozen public real estate investment trusts, or REITs, in the next few years that are devoted to single family homes.

The funds aren't betting on home prices shooting up. The hope is to buy foreclosed homes at a discount, fix them up, and then rent them for a profit. But Blackstone's Gray says his firm's plan is to eventually sell the houses for a profit when the economy improves to the point where those who have become renters can afford to buy again, or when the banks really start lending again.

And that could look bad for Wall Street. Undoubtedly, to some this will once again be financiers making money off the bust that they helped create, especially since some of the people who are now lining up to buy foreclosed homes helped create some of the worst mortgage bonds, or bet against them. What's more, Harvard professor Matthew Desmond believes that Wall Street firms will band together and work to jack up rental prices on houses that they minimally maintain.

But without any evidence, it's probably a little too early to condemn Wall Streeters as slumlords. And no matter how many houses they buy up, fixing rental rates in the huge housing market will be much harder than manipulating Libor. What's more, the best thing that could happen for the economy right now is probably for the overhang of foreclosed homes to disappear, even if it doesn't immediately lead to rising prices. So this might prove to be an instance where Wall Street ends up doing what it's supposed to do, allocate needed capital to an undervalued sector of the economy, helping everyone in the process.

But perhaps the most interesting thing here is what this says about the value of your house. A report from Goldman Sachs earlier this year predicted that investors could generate 8 percent investment returns by buying up, fixing up and renting out homes. You have to pay for a mortgage. But still it probably means that buying a home right now or even owning the one you have, as long as you didn't overpay too badly, is a pretty good investment at a time when 10-year Treasury bonds are paying out 1.5 percent, and investment yield in general is hard to find. We could be finally planting the seeds of a rebound.

Spiral Galaxy Photo Sheds New Light on Recent Star Explosion

A new, extremely deep photo of the site of a supernova explosion that was observed in 1957 has revealed X-rays emanating from the source.

The photo, taken by NASA's Chandra X-Ray space telescope, is the first to spot X-ray light coming from the remains of the dead star that sparked the explosion, and indicates that the supernova likely transformed the star into a pulsar. Pulsars are super-dense, fast-rotating objects that have been compressed so tightly they are composed only of neutrons.

The supernova, called SN 1957D (because it was the fourth supernova discovered in 1957), lies in the?M83 galaxy, which is about 15 million light-years from Earth.?Previous observations of the spiral galaxy have revealed only radio and optical light coming from the supernova site. Observation of the galaxy by Chandra from 2000 to 2001 collected light over 14 hours but did not detect any X-rays coming from the supernova remnant.

A more recent Chandra exposure of 219 hours and 49 minutes ? about eight and a half days ? collected enough light to see X-ray radiation from the spot. The photo, taken in 2010 and 2011, was released by NASA today (July 30).

In the picture, red, green, and blue?light represents low, medium, and high-energy X-rays, respectively. The site of SN 1957D is located on the inner edge of the spiral arm just above the galaxy's center, marked with a box in the photo.

Analysis of the energy levels of the X-rays coming from SN 1957D suggests that the star that died in the supernova is now a pulsar, and that furthermore the pulsar has created a cocoon of fast-moving charged particles around it called a pulsar wind nebula.

"If this interpretation is confirmed, the pulsar in SN 1957D is observed at an age of 55 years, one of the youngest pulsars ever seen," scientists wrote in a statement.

The new findings will be published in an upcoming issue of The Astrophysical Journal.

Maximizing love and respect to build strong relationships

If there?s one thing that men and women can agree on, it?s that we don?t agree on much. Or at the very least, we go very different routes to get the same conclusions. This was the sentiment on display Thursday night as the Washington Post and The RootDC played host to a conversation dubbed ?Myth or Maybe: Men Need Love, Women Need Respect? moderated by Rahiel Tesfamariam of Urban Cusp, and me, Panama Jackson, from VerySmartBrothas.com.

The point of the conversation was to engage the audience (which numbered well over 100) into a live action comments section of sorts that would mirror a post on Urban Cusp or Very Smart Brothas. Usually at events like this one, it?s the panelists who express their opinions and often there?s very little time left for audience members to participate.

This time around, the audience was the panel.

As the title suggests, the discussion focused on addressing issues that men and women face in their relationships, but also, determining the different ways that we approach love and understanding. Both Rahiel and I drafted scenarios intended to spark discussion, using both personal stories and pop culture.

For instance, Rahiel presented a scenario involving a woman who was dating a man for about two months and invited him and her ex-boyfriend to a graduation party and the ensuing fall out from said double-invitation.

The members of the audience debated both sides of the coin with men and women ultimately agreeing that the woman either was testing the new guy or just found herself stuck in the situation because she didn?t know how to choose in the first place. Le sigh.

What was most curious about this is that many of us there would assume this would be a situation that a man would find himself in, yet our first example is a woman caught between a rock and a hard place.

Oh, let me say this here?men, we have GOT to do better about these discussions. For some reason I don?t think that most men feel like discussing relationships is that important. I realize that for many of us, we don?t think we can win anyway. So what?s the point? But the perspectives presented at the discussion Thursday night were priceless. And the men ? there were about all 10 of us in attendance ? definitely had something to say. Plus, it?s a great place to meet women. Real talk. I?m not sure why more men don?t realize this. Ho hum.

Personally, as somebody who effectively writes about relationships for a living, getting a real time and face-to-face discussion about my own view on relationships and gaining new perspectives is a tremendous help as a writer and a person. I feel like everybody can benefit from that, man or woman.

On a side note, it was refreshing to both be a part of a discussion not catered towards why black women can?t find a man. In fact, that only came up in terms of wondering why so much focus has been placed on what women are doing wrong in relationships.

The answer: men are now getting involved in the conversations.

Hopefully this type of forum can continue ? with more men present next time.

Was anything solved? Probably not. In fact, we may never solve the man vs. woman relationship conundrum. However, we got a little bit more understanding about one another and that?s how you start the ball rolling towards peace.

But I have a question: What?s really keeping us from winning at relationships? Is it a lack of understanding about love and respect, or some other element?

Drought's Positive Effect: Smaller Gulf Dead Zone

Though the parched conditions have wreaked havoc on natural habitat and agricultural crops, drought may have one upside, bringing the fourth smallest dead zone in the Gulf of Mexico since mapping of this annual oxygen-free zone began in 1985.

Scientists estimate the 2012 Gulf of Mexico dead zone spans an area of 2,889 square miles (7,482 square kilometers), or just larger than the state of Delaware.

"The smaller area was expected because of drought conditions and the fact that nutrient output into the Gulf this spring approached near the 80-year record low," Nancy Rabalais, executive director of the Louisiana Universities Marine Consortium (LUMCON), said in a statement. Rabalais led the survey cruise that measured the dead zone.

In fact, the last time the dead zone was this small was in 2000 when it measured 1,696 square miles, or 4,393 square km.

The number is also well below the 2011 dead zone, which reached 6,770 square miles (17,534 square km) as a result of floods that carried loads of nutrients into the water.? Scientists recorded the smallest dead zone, at 15 square miles (39 square km), in 1988, while the largest zone occurred in 2002 and covered an 8,400-square-mile (21,756-square-km) swath.

Estimates for this dead zone, which forms each summer off the coasts of Louisiana and Texas, are important because the loss of oxygen can be dire for the animals that live there; the dead zone also threatens commercial and recreational fishing in the Gulf.

The lack of oxygen results from nutrients, particularly nitrogen, that run off the land, from agricultural and other human activities, down the Mississippi River and into the Gulf of Mexico. These nutrients are food for algae, which grow as a result, before dying, sinking to the sea bottom and decomposing. It's this decomposition that sucks all the life-giving oxygen from the surrounding waters. [Mightiest Floods of the Mississippi River]

Two groups of researchers had forecast earlier this summer two very different potential sizes for this hypoxic zone, one on the small side and the other more in line with an average-size dead zone. The more conservative prediction, which involved researchers at the University of Michigan, took into account the nutrient-rich agricultural run-off from the Mississippi River watershed this spring. The "average" prediction accounted for leftovers from the prior year's nutrient pollution, called a carryover effect.

The new estimate for the zone's small size suggests this carryover effect on hypoxia was limited due to the drought (low flow) conditions, the researchers noted.

Researchers at Texas A&M plan a follow-up cruise in mid-August to provide an update on the dead-zone size.

The new research was supported by the National Oceanic and Atmospheric Administration (NOAA).

Transgender Pride Parade marshal Jenna Talackova on sex, life and reality TV

?I should have worn my other contacts,? says the transgender Vancouver beauty queen, sighing.

Heading up to the rooftop patio of a West End apartment building Saturday to talk to The Sun about her tough upbringing, ?wild child? teen years and current role as Pride Parade grand marshal, she has appearance on her mind.

Talackova, 23, has just returned from a whirlwind trip to Toronto, where she filmed the pilot for her coming reality television show.

?The Jenna Talackova Project,? she says, looking out across a 14th-floor vista encompassing English Bay and downtown Vancouver. ?It?ll just be me doing day-to-day stuff, judging a pageant, going to Mexico, you know.?

Aside from a new agent and a manager, Talackova?s learning the celebrity trade from an acting coach. Soon she?ll be flying to New York City to promote high-end shoes, like the nude pumps on her feet, in a Stuart Weitzman commercial directed, her publicist says, by James Franco.

Her new jet-setting lifestyle almost makes her role as grand marshal at the Aug. 5 Vancouver Pride Parade seem tame.

Before that gig is her appearance alongside Mayor Gregor Robertson Saturday evening at the Honda Celebration of Light fireworks display.

?Just don?t touch him,? says publicist Rory Richards.

?He?s cute but ....?

?Ew, are you talking about our mayor?? Talackova says, smiling.

Less than a year ago, the would-be model-actress was in a very different headspace.

?I was seeing psychics ... because I was kind of depressed with my life,? she said.

Since then, she?s been booted out of and subsequently reinstated in the Miss Universe Canada pageant, changing the rules in the process and making headlines around the world to become an icon for the transgender community.

?I feel so blessed, I can?t even believe what?s happening in my life right now,? she says.

Talackova had been disqualified in March for not being a ?naturally born female.?

But the leggy blond, who had sex-reassignment surgery at 19, refused to back down. She sought legal counsel and argued the controversial decision constituted discrimination.

In a surprise reversal, the Miss Universe Organization, owned by Donald Trump, not only re-entered her; it allowed all transgender women to compete in its worldwide competition, modelling its rules after the Olympic system.

The response wasn?t all positive, however. Talackova recalls some blowback from feminist groups opposed to the beauty pageant concept, which they say reinforces outmoded gender roles and objectification of women.

?Some of us like Miss Universe pageants, some of us don?t,? Talackova says. ?Those people that don?t want to don?t have to compete.

?It?s all fake, anyway, the hair extensions and that, but it?s fun. You only live once, why not have fun with it??

It?s been a long journey for Talackova, born with the given name Walter and raised on the southeastern edge of Vancouver.

The baby of the family, Talackova grew up in a poor, single-parent household with three half-brothers.

?We were a whole tribe,? she says. ?I lived with my mom, mama?s girl, clearly.?

Talackova says she was an engaged, athletic child, but rejected ?boys?? activities and played feminine make-believe, Sailor Moon wand in hand, at every chance.

?I did dance, I did drama. As you can see, I?m kind of a drama queen.?

She bounced around high schools, attending Windermere, Killarney and South Hill before graduating a year behind her class.

?I was kind of a wild child in high school. I went out a lot, I was kind of a social butterfly, and I was always getting into trouble.

?My math teacher ? because I hated math ? would hold my purse when I?d go to the bathroom just to make sure I?d come back,? she says.

Looking back, Talackova says the incongruity between her appearance and what she calls her ?essence? contributed to her restless behaviour.

?My physical body wasn?t matching what was going on inside this whole little world .... In my head I have always been a female,? she says. ?I knew from a very young age.?

Talackova began taking estrogen pills at 14 to counteract her body?s development.

?My mom didn?t understand. So I stayed with my dad for a month just to prove that this was how it was going to be.?

She says the experience eventually gave her family a more open-minded outlook, but believes more support for next-of-kin would ease the transition process, which is otherwise covered financially under the health care system.

The operation itself Talackova had at 19, travelling to Montreal to go under the knife of a renowned sex-reassignment surgeon.

?It feels like such a numb, horrific feeling,? Talackova says, recalling the after-effects. ?It?s extremely painful and sore and you can?t walk. You faint a lot.?

She says enduring the ordeal, which involved staying at a housing centre with other people undergoing sex reassignment, bonded her with new friends and strengthened her identity.

Talackova, a status native whose mother hails from the Lake Babine Nation near Burns Lake, says she draws on her aboriginal heritage for her sense of self.

?I always pray to the Creator every night for the last seven years, even if it?s a quick one. I give my gratitude and try to stay grounded,? she says. ?And that has a lot to do with the native traditions.?

Now a role model herself, Talackova looked to Harisu, a transgender South Korean pop superstar, when she was growing up.

?I was always so inspired by her. And now that I?ve been given this platform, it?s my obligation to get that awareness out there,? she says.

In order to transmit awareness of transgender issues, Talackova continues to take advantage of social media, using it to promote LGBT causes and encourage those struggling with their identities or sexual transitions.

?My Twitter account, my Facebook, my fan page,? she says. ?You live this life once, I always tell them, and if you?re not living it happy you?re not serving yourself and you?re not serving your family or the people around you by being miserable.?

Talackova also looks to her boyfriend, whom she conscientiously keeps out of the limelight, for support.

?He?s always believed in me. He loves me for me, my essence, not my history,? she says. ?And he?s a comfortable heterosexual male.?

As for the week ahead in Vancouver and her grand marshal role: ?It is liberating. It?s amazing,? she says.

?I never said I wanted to be an advocate, it just went on my lap. And I will share my story for the kids, not for anything else, just for the kids, because I wish I had that.?

But for now: ?I need to go home, finish my Brazilian butt workout, because I only did half of it, and I need to take a nap, get ready to go to the fireworks and write my speech.?

Holding on tight to little Lou Samuel's hand, Heidi Klum spent some mommy-daughter time with her precious girl in New York City on Saturday (July 28).

The "Project Runway" host wore a black top with a flowy black jacket black and billowing harem pants while Little Lou looked like a doll in her pretty pink dress and wee pink kicks.

In related news, it seems clear that Heidi has something in common with teen popstar Justin Bieber - as the paparazzo, who allegedly drove recklessly trying to get a shot of the superstar, also got into trouble trying to photograph Miss Klum.

In 2010, Paul Raef was hit with a restraining order after allegedly getting into a violent confrontation with another photographer while trying to snap a picture of the 39-year-old.

Raef was said to have chased the rival paparazzo through traffic while proceeding to block his car and punch him in the face. However, the victim didn't follow through and the restraining order case was dismissed.

The overzealous photographer is facing four criminal charges from the July 6th Bieber chase and is due back in court on August 9th.
